Rates and Occupancy
All room rates are for double occupancy. Some rooms can accommodate 1 additional guest for an additional fee. In the main house, Rooms 4, 5 & 7 have pull-out sleeper sofas. At The Seaview Suites, The King Seaview Suite has a pull-out sleeper sofa which can accommodate 1 additional guest. The fees for additional guests are as follows: for all children, there is a charge of $50 per night. For guests aged 12 and older, the rate is $70 per night. Children are welcome at The Sullivan House and at The Seaview Suites, but need to be noted on your reservation. Also, rooms cannot exceed maximum capacity of 3. We have a limited number of pack and plays available, please enquire when booking.
Sorry, no pets or support animals are allowed at any of our properties.
Taxes & Payments
Full payment is required at the time of booking. We accept Visa, Master and Discover cards – no Amex.
Cancellations
For Direct Bookings on our website or by phone
All cancellations are charged a fee of 10% of the reservation amount and must be made at least 15 days prior to arrival.
In the 14 days immediately prior to arrival, the full payment is non-refundable and no changes are permitted to the reservation. No credit card refunds will be given for early departures and no shows.
If you need to change your reservation, and it’s at least 15 days prior to arrival, please let us know in writing and we will accommodate you based on availability. If you shorten your stay, at least 15 days in advance, and a credit is returned to you, there will be a 10% cancellation fee assessed on the credit amount.
Because of credit card regulations, all cancellations must be made in writing and sent to [email protected]. Please note your confirmation number, name and the date of your reservation.
If you cancel within 2 weeks of arrival, your reservation is non-changeable and your payment is non-refundable. However, if we can re-book your stay to someone else, you will receive a gift certificate (less 10% cancellation fee) for any portion that we are able to re-rent.
For bookings of two or more rooms, advance notice of 6 weeks is required for multiple cancellations or changes to the reservation. All other policies apply as normal.
For Bookings through OTAs like Booking.com
If you have booked through an OTA like Booking.com, you will need to cancel directly with them. They will notify us in writing of your cancellation.
Bad Weather Cancellations
The only exception to our cancellation policy is in the event that the traditional ferry from Point Judith, RI is cancelled. If you are travelling from New London, CT or Montauk, NY or Newport, RI, please allow sufficient time to drive to Point Judith, RI so you will not forfeit the charge for your room for that night. These boats are more likely to cancel in bad weather than the Point Judith ferry.
In the unlikely event that the Point Judith Ferry is cancelled for your entire stay, resulting in guests not being able to get to the Island, you will be refunded (less $30 fee per room) for your stay. Or you may have a gift certificate for the full amount for a future stay. If the Point Judith ferry is running for any part of your stay, you will be responsible for those nights, ie guests will be responsible for the rest of their stay once the ferry is running.
If you are planning on flying to Block Island, please allow sufficient time to take the Point Judith ferry if the planes are not flying due to fog or inclement weather so you will not forfeit the charge for your room for that night.
Included in your stay
Breakfast. For stays in the main house of The Sullivan House, breakfast is included and served in our dining room. Breakfast is included at The Seaview Suites. However, from time to time, when the Sullivan House is booked for a function, breakfast will be delivered to The Seaview Suites.
Wi-fi. Complimentary wi-fi is available in the lobby. Please note that wi-fi on the Island is generally slower than mainland connections and not good for streaming.
Parking. Complimentary parking is available at The Sullivan House. At The Seaview Suites, there is parking for 1 car for each suite. Additional parking can be arranged at The Sullivan House.
Housekeeping. We work hard to be eco-friendly, encouraging the re-use of towels, providing re-usable water bottles in rooms, and using toiletry dispensers rather than single use bottles. However, guest comfort is priority and towels and daily housekeeping are always available.
Ice. Ice buckets and an ice machine are available. If you need excess of ice (to fill coolers etc) ice can be purchased at reception.
Electric cars. Please note that electric cars cannot be charged at The Sullivan House or at The Seaview Suites. There is a charging station at the Block Island Power Company.
Bikes & Electric bikes. The fire marshall prohibits any bikes, including e-bikes, being stored inside rooms, in hallways, and on decks. Batteries from ebikes and scooters are also probibited. This policy is strictly enforced. We do have outdoor bike racks for guests at all properties.
Check-in and check-out
Check-in is at 3pm and check-out is at 11am. To arrange for late check-ins after 6pm, please contact us in advance and we will accommodate you.
Early Arrivals
Rooms are generally ready by 3pm. If guests arrive early, they are welcome to come to The Sullivan House any time after 11am. We do not have changing facilities, but you are welcome to enjoy the porch or leave your bags and head out for the beach, etc. The beach, which is right across the road from The Sullivan House, has changing facilities, showers, etc. Likewise, upon check out at 11am, guests are welcome to leave their bags at The Sullivan House until 5pm. Please note that bags are not under lock and key – and The Sullivan House does not take responsibility for lost or stolen luggage.
Air Conditioning
All of our rooms have AC.
Our rental bikes and kayaks
The Sullivan House offers bikes and kayaks to guests for rental on-site. Rentals are on a first come, first served basis.
Food & Beverage
Wine, beer and snacks can be ordered through The Sullivan House front desk from Sunday through Friday from 8am to 6pm. Outside of these hours, please call the out of hours number for assistance.
Please note that guests of The Sullivan House and The Seaview Suites are not able to invite people to the premises who are not staying on site. This keeps the location private and peaceful for everyone.
Smoking
There is no smoking of any kind (including e-cigarettes) allowed on property. Candles, incense, essential oils (diffusing, vaporizing,etc.) are prohibited. Guests or members of the public who breach this policy may be asked to leave and charged $500 fee for cleaning.
Damage and/or Theft of Hotel Property
You are liable for any damage caused (whether by deliberate, negligent, or reckless act) to the room(s), hotel’s premises or property caused by you or any person in your party, whether or not staying at the hotel during your stay.
The Seaview Suites
The Seaview Suites are in a separate building on The Sullivan House grounds. If you are taking a cab, please have them drop you off with your bagage at The Seaview Suites (not the main house of The Sullivan House.) For your convenience, you can arrive any time after 11.30 and leave your bags in the designated area.
Directions
The Seaview Suites are on the Sullivan House grounds and are about a 3-minute walk from the Sullivan House. To get there by cab, tell the driver you are staying at the Seaview Suites, on the Sullivan House grounds (#203 Corn Neck Road). If you are driving your own car – turn onto the Sullivan House road (unpaved) from Corn Neck Road. You will see the Sullivan House in front of you. Follow the unpaved road to the left, past the yellow house to the gray building. Park in the designated area, walk up the steps onto the porch and enter through the blue door. The Seaview Queen is straight in front of the you, and the Seaview King is to your right.
Arrival/Departure
Check-in is at 3pm, check-out is at 11am. Keys to your suite will be in the door, so can arrive any time after 3pm. If you are arriving early, you may come to the Seaview Suites any time after 11.30 and leave your bags in the designated area. Bags are not under lock and key – and the Sullivan House does not take responsibility for lost or stolen luggage.
Breakfast: Breakfast is included in the Seaview Suites. Breakfast will be served in the main dining room of the Sullivan House, except when there is a private party at the Sullivan House. On those occasions, breakfast will be delivered to the Seaview Suites.
Rentals: For bike and kayak rental, you can arrange ahead of time at The Sullivan House front desk (open from Sunday to Friday from 9am to 6pm). On Saturdays and outside of these hours, please text the out of hours number. Rentals are on a first come, first serve basis.
